The June 2016 Hometrack UK Cities House Price Index has flagged up Liverpool as one of the country’s most appealing cities to those looking for affordable real estate. Liverpool, along with Glasgow, Manchester and Leeds, was flagged up due to its combination of affordable prices and above average yields.

“Low purchase prices and higher than average yields are an excellent combination when it comes to buy-to-let property. In cities like Liverpool, investors pay less in order to get greater returns – it makes for a very sound proposition.”
Liverpool also benefits from healthy capital growth – prices there have risen by 6.1% in the past year, according to the Hometrack figures, which further adds to the city’s attractiveness as an investment prospect.
Parliament Residence is one of the latest developments in the city to generate interest from investors. Offering exceptional waterside living spread across 44 apartments and a spacious communal roof terrace with views of the city’s UNESCO World Heritage waterfront, the building is positioned perfectly for access to Liverpool’s central business district, as well as the trendy Baltic triangle area and the bustling Albert Dock. Apartments are priced from £109,900, with 7% NET income per annum assured for the first three years.
The strong uplift in Liverpool’s growth rate, as identified in the Hometrack UK Cities House Price Index, has meant that the city is firmly in investors’ sights. Investors from overseas have been keen to take advantage of the post-Brexit drop in sterling’s value, while domestic buyers have sought Liverpool out as a high-yielding city with excellent potential for capital growth.
